The October market was more fun surprises than scary ones
October brought a confident, steady finish to the heart of fall. Inventory loosened versus last year, buyers kept writing offers, and prices notched a fresh annual high without signs of strain.
Prices: New High, Faster YoY Pace
Median resale price: $314,150
Year-over-year: +6.5%
Price growth re-accelerated from September’s +2.7% to +6.5% YoY, pushing the median into the low-$300s and underscoring durable demand for well-prepared homes. For only the third time since 1997 the October median sales price was higher than the September median. One thought on this is the lower end buyer was more worried about the government shutdown and paused their buying while high net worth individuals felt less impacted and continued their purchases.
New Listings: More Choice, Still Measured
New listings: 3,822
Year-over-year: +4.97%
Sellers continued to come to market at a healthy but not excessive pace—enough to improve selection without tipping conditions toward oversupply.
Demand: Pendings and Closings in Near Lockstep
Contracts written (Pendings): 2,936 (+4.52% YoY)
Closings: 2,938 (+3.69% YoY)
Pendings and closings were essentially even (closings led by two transactions), signaling a stable pipeline into late Q4 rather than a growing backlog or sudden fade.
