As November wrapped and the holiday lights clicked on, Kansas City’s housing market eased into a steady late-fall tempo. Prices held higher than last year, new listings slowed seasonally, and buyers kept writing offers at a healthy clip. The result is a market that feels balanced, with measured leverage on both sides.
Prices: Higher than last year, slight pullback from October
Median resale price: $310,000
Year over year: +6.7%
Prices cooled a bit from October’s peak but remained firmly above last year. The low-$300s median continues to reflect solid demand for well-prepared homes.
New Listings: Seasonal step-down
New listings: 2,539
Year over year: +1.12%
Fewer sellers came to market compared to October, which is typical for November. Supply improved only modestly versus last year, keeping well-priced homes in focus.
Demand: Pendings solid, closings lighter
Contracts written (pendings): 2,441 (+7.06% YoY)
Closings: 2,374 (−8.66% YoY)
Pendings outperformed last year, signaling engaged buyers despite the season. Closings ran lighter, a function of timing and the smaller October pipeline, and should stabilize as current pendings work through.
