March marked the eighth consecutive month of year-over-year increases in the median sales price of existing homes. Over the last five months, there has been a consistent rise of over 5.3%, with four months recording increases of 6.7% or higher.
In March, new listings increased by 13% compared to last March. Although this rise was smaller than the 31% increase seen in February, there were nearly 800 more new listings in March 2024 compared to February 2024 (3,770 vs. 3,013). This increase in listings contributed to a 9.41% rise in contracts written. The contracts written in February resulted in a slight increase in March closings, up by 0.79%.
With an average time of 41 days from contract acceptance to closing, homes that went under contract in the last 15 days of February are now closing during the first two weeks of April. Notably, all five days in February with more than 100 contracts written occurred after February 15th, including a four-day streak from February 23rd to 26th when 18% of homes went under contract.
