After a surge in new residential listings in November, December witnessed a notable increase in contracts written, setting the stage for a strong January in closings. This momentum resulted in the best year-over-year change in closings observed in the past 13 months.
Although the year-over-year median sales price for January closings didn't match the strength seen in November and December 2023, it still marked the third-highest change in the past year.
Looking ahead to February closings, the region encountered challenges in contracts written during January. Cold and snowy weather conditions, compounded by the excitement surrounding our favorite football team's championship run, likely prompted some buyers to delay their search.
